Conveyancing: What causes delays and how to avoid them

There are many reasons why moving house may be delayed but here are some common causes of delays and what can be done to avoid them.

Delays in searches or applying for them

Applying for searches early in the transaction is essential as some searches take several weeks to complete. Asking for or supplying a plan at the outset of the matter will enable searches to be obtained without delay.

A seller could obtain the results of searches and claim back the fees in the contract rather than waiting for the buyer to obtain them but there is a risk that these could go out of date before completion takes place and may need to be updated. A buyer would not agree to pay for these twice.
